Purchasing real estate in Geneva involves the payment of registration fees at the time of signing. In principle, these costs must be financed by equity.
Casatax aims to facilitate access to property ownership when the property is intended to become your primary residence. This benefit for new homeowners is provided for in Article 8A of the Law on Registration Fees (LDE).
What Changes from March 1, 2026
Amounts are indexed annually based on the Geneva construction price index.
Effective March 1, 2026, the applicable rates are:
- Transaction Ceiling: CHF 1,394,928
- Reduction in sales tax of up to CHF 20,924
- 50% reduction in registration fees (including additional centimes) on mortgage deeds
The amount of CHF 20,924 corresponds to the maximum relief ceiling when the transaction reaches the maximum authorized amount. If the purchase price is lower, the relief is reduced proportionally.
These amounts reflect the annual indexation (approx. +1.4%), based on an index of 115.5 in October 2025 (compared to 113.8 in October 2024).
What exactly does Casatax entail?
Casatax provides for:
- a reduction in sales tax, calculated according to the acquisition price (within the applicable ceiling),
- as well as a 50% reduction in fees related to mortgage deeds.
The effect is immediate at the time of purchase and can significantly reduce the amount of equity required.
What conditions must be met?
To benefit from Casatax, several cumulative conditions must be met:
- The property must be intended to become your primary residence.
- You must provide proof of this to the tax administration within two years.
- You must occupy the property for at least three years.
- The buyer must be a natural person.
- The request must be made at the time of acquisition, via the notarial deed.
A specific mention is recorded in the land register.
Caution in Case of Non-Compliance
If the occupancy conditions are not met, the tax administration may demand reimbursement of the amounts granted.
