In principle, these costs must be financed by equity. <\/h5>\n<h5 data-start=\"475\" data-end=\"664\">Casatax aims to <strong data-start=\"562\" data-end=\"598\">facilitate access to property ownership<\/strong> when the property is intended to become your primary residence. This benefit for new homeowners is provided for in Article 8A of the Law on Registration Fees (LDE). <\/h5>\n<h3 data-start=\"475\" data-end=\"664\"><\/h3>\n<h3 data-start=\"475\" data-end=\"664\">What Changes from March 1, 2026<\/h3>\n<p data-start=\"710\" data-end=\"810\">Amounts are indexed annually based on the Geneva construction price index.<\/p>\n<p data-start=\"812\" data-end=\"874\">Effective <strong data-start=\"825\" data-end=\"842\">March 1, 2026<\/strong>, the applicable rates are:<\/p>\n<ul>\n<li data-start=\"878\" data-end=\"924\"><strong data-start=\"878\" data-end=\"922\">Transaction Ceiling: CHF 1,394,928<\/strong><\/li>\n<li data-start=\"878\" data-end=\"924\"><strong data-start=\"927\" data-end=\"994\">Reduction in sales tax of up to CHF 20,924<\/strong><\/li>\n<li data-start=\"878\" data-end=\"924\"><strong data-start=\"999\" data-end=\"1108\">50% reduction in registration fees (including additional centimes) on mortgage deeds<\/strong><\/li>\n<\/ul>\n<p data-start=\"1110\" data-end=\"1324\">The amount of CHF 20,924 corresponds to the <strong data-start=\"1151\" data-end=\"1186\">maximum relief ceiling<\/strong> when the transaction reaches the maximum authorized amount. If the purchase price is lower, the relief is reduced proportionally. <\/p>\n<p data-start=\"1326\" data-end=\"1466\">These amounts reflect the annual indexation (approx. +1.4%), based on an index of 115.5 in October 2025 (compared to 113.8 in October 2024).<\/p>\n<h3 data-start=\"1473\" data-end=\"1518\"><\/h3>\n<h3 data-start=\"1473\" data-end=\"1518\">What exactly does Casatax entail?<\/h3>\n<p data-start=\"1520\" data-end=\"1536\">Casatax provides for:<\/p>\n<ul>\n<li data-start=\"1540\" data-end=\"1651\">a reduction in sales tax, calculated according to the acquisition price (within the applicable ceiling),<\/li>\n<li data-start=\"1540\" data-end=\"1651\">as well as a 50% reduction in fees related to mortgage deeds.<\/li>\n<\/ul>\n<p data-start=\"1728\" data-end=\"1851\">The effect is immediate at the time of purchase and can significantly reduce the amount of equity required.<\/p>\n<h3 data-start=\"1858\" data-end=\"1902\"><\/h3>\n<h3 data-start=\"1858\" data-end=\"1902\">What conditions must be met?<\/h3>\n<p data-start=\"1904\" data-end=\"1988\">To benefit from Casatax, several cumulative conditions must be met:<\/p>\n<ul>\n<li data-start=\"1992\" data-end=\"2057\">The property must be intended to become <strong data-start=\"2028\" data-end=\"2056\">your primary residence<\/strong>.<\/li>\n<li data-start=\"1992\" data-end=\"2057\">You must provide proof of this to the tax administration within <strong data-start=\"2137\" data-end=\"2149\">two years<\/strong>.<\/li>\n<li data-start=\"1992\" data-end=\"2057\">You must occupy the property for at least <strong data-start=\"2197\" data-end=\"2210\">three years<\/strong>.<\/li>\n<li data-start=\"1992\" data-end=\"2057\">The buyer must be a <strong data-start=\"2239\" data-end=\"2260\">natural person<\/strong>.<\/li>\n<li data-start=\"1992\" data-end=\"2057\">The request must be made <strong data-start=\"2294\" data-end=\"2324\">at the time of acquisition<\/strong>, via the notarial deed.<\/li>\n<\/ul>\n<p data-start=\"2347\" data-end=\"2403\">A specific mention is recorded in the land register.<\/p>\n<h3 data-start=\"2410\" data-end=\"2444\"><\/h3>\n<h3 data-start=\"2410\" data-end=\"2444\">Caution in Case of Non-Compliance<\/h3>\n<p data-start=\"2446\" data-end=\"2579\">If the occupancy conditions are not met, the tax administration may demand reimbursement of the amounts granted.<\/p>\n<p>[\/vc_column_text][\/vc_column_inner][\/vc_row_inner][vc_empty_space height=&#8221;13px&#8221;][vc_row_inner css=&#8221;.vc_custom_1677626695467{padding-bottom: 50px !important;background-color: #f6f3f3 !important;border-radius: 5px !important;}&#8221;][vc_column_inner width=&#8221;1\/3&#8243;][vc_single_image image=&#8221;339399&#8243;
